The investment model
Each acquisition uses a dedicated LLC. Investors review a specific home, its business plan, and the terms of that investment before deciding whether to participate.
Oasis sources and underwrites the property, may co-invest equity, and manages setup and rental operations. The work continues through furnishing, listing, guest care, maintenance, and reporting.
Investment terms, Oasis's capital participation, compensation, and potential conflicts are disclosed for each opportunity.
Before an acquisition
Start with local demand, seasonality, comparable stays, and the practical experience of running homes in the market.
Review the purchase price alongside financing, furnishing, licensing, maintenance, and working capital needs.
Assess the layout, guest capacity, local rental rules, and the team needed to prepare and care for the property.
Test assumptions about occupancy, nightly rates, expenses, and financing under less favorable conditions.

Questions before you begin
The model is property-level co-investment through a dedicated LLC for each acquisition. You review a particular home and its documents before making a decision. Ownership rights, funding requirements, and all other terms depend on that property.
Oasis sources and underwrites acquisitions, may invest alongside partners, and operates the vacation rental after closing. Its sponsor and operator roles, compensation, and potential conflicts are explained in the property-specific documents.
Diligence materials for a specific opportunity include the property business plan, financial assumptions, comparable listings, and legal documents. Deal-level investment results are shared privately when available. Any projections are estimates and should be reviewed separately from realized results.
A single property concentrates risk. Rental demand, local regulations, expenses, and financing can change. Investments can be illiquid, distributions are not assured, and capital may be lost. Review the full documents and seek independent legal, tax, and financial advice.
Ask how the model works, what diligence involves, and whether there is a property worth reviewing together.
Discuss an InvestmentThis page is an introduction to Oasis's approach. Any investment would be subject to property-specific legal documents and eligibility requirements. Real estate investments involve risk, including loss of capital. Returns and distributions are not assured.
